Estoppel Request

An estoppel letter from a Homeowners Association (HOA) or Condominium Association is an official certification of a condo or homeowner’s financial obligations to the association, such as monthly maintenance fees. 

When purchasing or refinancing a condominium or home in a HOA, an estoppel letter from the association  is required to  show the bank how much money is owed on a monthly basis and how much money is owed in special assessments, such as for repairs or painting. It will also detail any outstanding charges to the homeowner.

Please complete the Estoppel Request Form and forward to J Brooks & Associates, Inc. for Completion.

The Fee for the Estopple is $150.00, made payable to J Brooks & Associates, Inc.

NOTES:

  • If Unit / Property is at attorney for collections, Estoppel will be forwarded to attorney for completion.
  • Estoppel will not be processed without payment.
  • Turnaround time for completion of an estoppel is usually within 24-48 hours provided all necessary paperwork is complete.
  • Pursuant to Florida Statutes 718.116(8) and Florida Statute 720.303(5)(d), J Brooks & Associates, Inc. has fifteen (15) days from the date of receipt of an Estoppel Request to Provide the requested information.
