A Condominium Association is an association of unit owners in a condominium building. The association elects a board of directors, which handles the maintenance and repair of common areas, disputes among unit owners, and enforcement of rules and regulations, and condominium fees. All of the condominium unit owners of the units are members of the condominium association and have shared ownership of the common areas and facilities.
Everyone who buys a condo receives a set of the covenants, conditions and restrictions.
